What Are Service Charges in Dubai?

Service charges (also called maintenance fees or community fees) are annual fees paid by property owners to cover the maintenance and management of common areas in their building or community. Every property owner in Dubai pays service charges — there is no opt-out.

Service charges are collected by the Owners Association (OA) and regulated by RERA. They cover costs including building cleaning, security, landscaping, pool and gym maintenance, elevators, building insurance, and a reserve fund for major future repairs.

How Are Service Charges Calculated?
